Supriya and Yash came to us wanting to buy inside their SMSF, with the clock already running. The government’s changes to SMSF lending were a month away, so there was a hard deadline on getting a deal done under the existing rules.
They had come to us from another buyers agency, but that agency had been working off lending numbers that were simply wrong. Before anything else, we needed to fix that. We looped in a broker we trust, and for the first time Supriya and Yash had clear, accurate numbers on what they could actually borrow and what they could actually buy.
That clarity changed the search. They had originally been looking in regional areas, but once the real borrowing picture was in front of them we were able to shift the focus to metro, and specifically to metro Brisbane. From there we secured a house in Rothwell, in Brisbane’s northern suburbs, for $910,000.
It did not end at the contract. With the SMSF lending cutoff bearing down, the lenders were carrying an extreme backlog of loans to process. To protect our clients we arranged two extensions of the finance clause, and working alongside a conveyancer we trust, we secured both without penalty to Supriya and Yash. Formal approval landed on the last day of that second extension.
That is the whole point. Property is not a single person’s sport. This result came from the team around the deal, the broker, the conveyancer, and us, all pulling toward the same outcome. And we got there.
