Within a week, a new opportunity came to market in the same suburb. This property was cleaner, better maintained, and overall a stronger asset. Timing was everything. It was listed late on a Friday, with the first open scheduled for 9am Saturday. Most buyers missed it entirely.
We moved quickly and were the only buyers at the inspection. By 10:30am, we had secured the property.
Not only did we purchase it for $820,000, well below the previous property, but we also negotiated ideal settlement terms and had furniture and appliances included in the deal.
In the end, Melissa and Margaret secured a better home, in the same location, on better terms, and at a lower price.
A great reminder that patience, discipline, and timing can completely change the outcome.
