This young family came to us after a difficult and confusing experience in the market. They had found what they believed was their dream home and submitted a strong offer but could not understand why nothing seemed to progress. Communication was poor and they were left feeling completely in the dark.
What they did not realise was that the situation behind the scenes was quite complex. The original agent’s exclusive listing period had expired and a new agent had been engaged by the vendor. Because they had shown interest prior to the changeover, they were placed on an exclusion list. This meant that if they purchased the property, the previous agent would still be entitled to commission.
It was a messy situation and entirely out of their control. Unfortunately, it also meant their offer was not being handled in a straightforward way, leaving them disheartened and unsure of what was happening.
Once they engaged us, we were able to uncover the full picture. To make matters worse, the property ended up selling for less than what they were prepared to pay. A tough outcome to accept.
We reset and refocused on finding the right opportunity. Not long after, we identified a fantastic property in an even better location. While it required some cosmetic updates, it offered strong fundamentals and came in at a significantly lower price point than the one they had missed out on.
This gave them the opportunity to secure a great home and put their own touch on it over time.
It is not often a journey like this does not become personal. Seeing where they started and where they ended up makes this result even more rewarding. We are incredibly happy for them as they move into this next chapter.
