He wanted an older style property on a larger block of land that he could add value to in the future if he wanted to but was rentable today without needing to do any work to it.
Perth is a very hot market now so identifying properties off market is becoming harder and harder. However, through one of our agent contacts, we identified a 5-bedroom home on 715sqm of land off market that we managed to pounce on. The vendors were looking for a quick sale as they had already purchased interstate and we made this happen.
We also negotiated the allowance for the property to be marketed for rent prior to settlement and an inspection of the property for prospective tenants ensuring only 4 days of vacancy before the tenant moved in.
