A young family came to us looking for assistance in assessing an opportunity and, if worthwhile, trying to pursue it. They had been looking for a number of years and had unsuccessfully tried to purchase a few homes previously.
Maybe this was the one? Without hesitation, we called the agent and organized a private inspection for the following day. We conducted all our DD, looked at comparable sales, nearby Development Applications, contracts and sewer issues, and came to the conclusion that there was some serious interest in the property.
We went back the following day to clarify some of those issues, and by that evening, we had addressed the concerns, negotiated a great price and secured the property on behalf of the client.
From the first call through to exchange took less than three days.
More importantly, it was 2.5 weeks before the auction, where we knew a few other potential buyers would have been circling and pushing the price up well beyond what we paid.
