Ram and Charanya came to us as first home buyers ready for a change. They were renting in a three level apartment with a basement garage, and with two young children and parents who visited often, they knew the home they were in was no longer working for the life they wanted to live.

North of the Great Western Highway only. No main roads. No tandem driveways.

With a $1.5m budget and a broker introduced pre approval in progress, the firepower was there. What they were missing was the time and local knowledge to navigate a competitive Sydney market as first home buyers.

We ran a Strategy Session within 24 hours of onboarding and mapped a tight brief across Blacktown, Quakers Hill, Kings Langley, Marayong, Lalor Park and Kings Park, with a secondary search in the Parramatta corridor. Within the first week, we had identified 4 De Castella Drive, Blacktown, a four bedroom brick home on 549 square metres, inside the right school catchment, with the garage space, the backyard and the layout the family had been searching for.

When the campaign opened, we worked with the selling agent to get honest price feedback, confirmed the vendor profile, pulled the contract for legal review, and organised a building and pest inspection. With competing interest building and the vendor weighing up an auction campaign, auction day arrived with strong competition and over 10 groups in the mix, but we secured the result.
