Sean and Farryn approached us with a unique goal: bringing both of their families together under one roof. They were living separately with kids and needed a comfortable home that would unite the family. Their criteria included a 3-bedroom, 2-bathroom apartment in specific suburbs, which narrowed our search to newer properties.
However, many of the newer apartments were plagued with building issues some more significant than others. After a thorough and meticulous search, we sifted through thousands of strata reports and found an opportunity. The property we found was in a building that had addressed some of the issues, but these were not as severe as those in other properties we had seen.
We also worked on a worst-case scenario, factoring in potential remediation costs and anticipating any special levies that might arise in the future. With this in mind, we entered negotiations and successfully secured a discount that was substantial enough to cover the worst-case levy and still leave room for savings.
