Josh called through the office line on a Saturday looking for someone to assist at an auction in two weeks time. His family was heading off to the snow and were not going to be in town to bid at auction.
Engaging us for our Appraise and Negotiate package on the same day, we got to work, looking at market comparables and speaking to the agent. After a few conversations between Josh and the agent, we saw an opportunity to buy this before auction.
We fast tracked a copy of a building and pest inspection on the Monday that was done by another interested party and got to work reviewing what concerns there may be.
After reviewing the comparable options, assessing the market and ready to put an offer in on Tuesday, we paused our offer as we knew the agent was catching up with the vendor on Wednesday and so timing of the offer was important to secure the property quickly without other buyer competition.
Our offer went in at 10.30am to the agent and by 1.30pm the contracts were signed and exchanged, one and a half weeks before the auction and well below the client’s expectations. The client was thrilled with the outcome and got to enjoy their holiday without the stress of buying a property hanging over their head.
